Condo sales volume is 25% higher than last year’s 20-year record low. Average condo prices have dropped 2.7% from 2025’s annual average. These figures vary significantly depending on the buildings and floor plans sold this quarter. Examples follow below.

Sunrise Beach 2BR + Bunk Room sells at $422 Per Square Foot
This is the sixth Sunrise Beach condo sale of that floor plan this year, one more than the five sold last year.
A 2-bedroom + bunk room unit (1,242 sq ft) at Sunrise Beach Condominium in Panama City Beach, Florida, just sold for $525K.

In Panama City Beach, fears of large special assessments are generally unfounded when buyers work with a knowledgeable agent. Condo operating budgets have largely stabilized.
A number of older buildings are now facing higher dues and special assessments to fund Milestone Inspection repairs and to bring SIRS reserve budgets into balance. Several of these properties should have addressed the underlying issues well before the inspection reports forced the issue.
