Panama City Beach Condo Special Assessments 2026
Special assessments at Panama City Beach condominiums kept coming in 2026. Florida's Milestone Inspection and Structural Integrity Reserve Study (SIRS) requirements, enacted following the 2021 Surfside collapse, pushed several associations to deal with maintenance and infrastructure work they could no longer put off. For some buildings, the bills have been large.
Panama City Beach Condos with Special Assessments in 2026

Pinnacle Port Condominiums
Pinnacle Port Condominiums is facing a $23,788,740 special assessment to fund major structural and infrastructure work across the complex. Owners are scheduled to vote on August 29, 2026.
The assessment covers the Tower and Mid-Rise buildings. Work includes exterior restoration, a full plumbing overhaul including drain stack lining and replacement, re-roofing of all Mid-Rise buildings, trash chute replacement, and balcony and walkway lighting.
Per-unit assessment amounts:
Tower
- Tower 1-Bedroom: $51,528.83
- Tower 2-Bedroom: $57,414.20
- Tower 3-Bedroom: $70,007.53
Mid-Rise
- Mid-Rise 1-Bedroom: $41,858.57
- Mid-Rise 2-Bedroom: $58,430.86
- Mid-Rise 3-Bedroom: $71,930.87
If approved, owners can pay 30% upfront by October 1, 2026, with the remaining 70% paid over 28 quarterly installments across 7 years at 6.75% interest per year. Owners who do not choose the payment plan would owe the full amount by October 1, 2026.
If the vote fails, the board has proposed a budget amendment requiring the same total to be paid through three large quarterly installments starting October 2026, with no payment plan available.

Dunes of Panama - A Building
The A Building at Dunes of Panama continued its major renovation in 2026 following its Milestone Inspection. The building approved a $1.6 million special assessment in March 2025 and shut down completely while repairs were underway. A second special assessment of $1.5 million was approved in May 2026 to cover additional work uncovered during the renovation. Finding more problems once walls come open is not unusual in projects like this one.

The building was expected to reopen to owners later in 2026 following completion of the required structural work.
Ramsgate Harbour Condominium
Ramsgate Harbour Condominium wrapped up years of major repair work in 2026, completing the removal and replacement of all Gulf-facing balconies. The project had its roots in a 2022 Milestone Inspection and resulted in roughly $139,000 in total special assessments per unit across two rounds of work. Ocean Villa Condominium
Ocean Villa Condominium followed through on both of its projected 2026 special assessments. The association had disclosed these in the 2025 budget. It is the first time I have ever seen a condo association forecast expected special assessments for the year.
- April 2026: $1,036 per unit for the Master Insurance policy premium. Ocean Villa is the only condominium in Panama City Beach that I am aware of that has moved the master insurance policy to an annual special assessment rather than folding it into the regular budget.
- Q3/Q4 2026: $8,000 per unit for an exterior painting project, funded in part by $500,000 from a Hurricane Michael settlement, with the remaining $1,000,000 covered by the special assessment.
