Dunes of Panama in Panama City Beach: A Milestone Inspection Done Right

Dunes of Panama Condominium in Panama City Beach Florida

Condo owners in Panama City Beach receive the results of every milestone inspection. Florida law requires it, and the full report has to be posted on the association's website. What owners and buyers rarely see is what happens next. Which repairs have started, which are finished, and which haven't been touched?  At Dunes of Panama, four of the five buildings (B through E) answered those questions in writing, with the same engineer who did the original milestone inspection.

Four 1980s Buildings at Dunes of Panama

Dunes of Panama in Panama City Beach is made up of five buildings, A through E. Building A has its own community association manager. The other four, B, C, D and E, share one. They went up in the early 1980s and range from a 39-unit building to a 120-unit tower with 21 floors. MK Weber Engineering inspected four (buildings B-E) in 2022 and stayed on through the repairs.

One Engineer From Inspection to Repair

Having the same engineer who conducted the Milestone Inspection Report also report on the repairs makes things easier for everyone. Owners and buyers who ask for the paperwork get a plain written record of what was wrong, what was done and what remains. Because it's one firm's work from start to finish, nobody has to translate between two sets of reports.

What Buyers of 1970s and Early 1980s Panama City Beach Condos Should Budget For

If you're shopping for a Panama City Beach condo built in the 1970s or early 1980s, look closely at what's original. Sliding glass doors, windows, plumbing and concrete spalling on balconies and walkways are all showing their age in buildings from that era, and the bill often lands on owners through a special assessment or higher dues. Ask whether the work has been done. If it hasn't, budget for it. A building that can show you the records is different from one that can't.

Why Milestone Repair Transparency Matters in Panama City Beach

Not every association is this open. A number of Panama City Beach condos have received their milestone inspection reports but are less than transparent about where they stand on the repairs. Having something in writing that shows the status of the work is really helpful to owners and buyers. Board and management decisions meant to save a little money often end up hurting the owners and the building as a whole.
